Vision


As the need for housing rises, developers and architects are looking for more creative urban infill solutions that preserve existing buildings and city character. The team here envisioned a new iconic modern tower to sit atop an existing historic 1930s building in the East Village neighborhood of San Diego. The existing building’s exterior would be preserved and restored while the interior would be demolished and reconstructed to house a large-scale merchandise retailer and grocer. Reviving the vacant building with new commercial space will help maintain the existing street plinth experience of East Village, beloved for its industrial influences, and create a podium from which the new tower will rise with a unique form and facade language.

This new tower, deemed “Radian”, is a 22-story mixed-use development with 241 dwellings, 36,000 SF of commercial space and five levels on above-grade parking. These parking levels create a transition between the existing base and the tower above. To add visual interest, the parking is clad in an arrangement of angled, flat metal panels on most of the frontages with the exception of the northwest corner, which incorporates a spandrel window wall system continuing from the levels above.

The residences offer a wide range of spatial configurations and layouts with options from 623 SF studio to 1,951 SF three-bedroom units. Radian caters to residents who actively pursue all that life as to offer, providing a rich selection of luxurious amenities such as a landscaped rooftop deck with a pool, jacuzzi, fire pits, lounges, and outdoor theater as well as a dog park and a premium fitness center with a rooftop yoga deck.
