Fairfield Residential

Slater

Vision

The Slater Project is a mixed-use residential development in Kirkland’s Totem Lake area, situated on an L-shaped site with frontage along NE 120th Street and Slater Avenue NE. The design is inspired by the site’s historical context—formerly part of a 19th-century rail corridor serving the local lumber industry. This concept of “nature meets infrastructure” drives the project’s narrative, honoring the transformation of former rail lines into active pedestrian and urban spaces.

The development features three distinct building forms to optimize light, views, and scale transitions. A pedestrian plaza and ground-level commercial uses activate the 120th frontage, while stepped massing along Slater Ave responds to the adjacent residential neighborhood.

Architecturally, the project reinterprets train car forms in its massing and materiality. Framed elements along both street frontages abstract the rail heritage while distinguishing commercial and residential zones. A cohesive network of courtyards, rooftop amenities, and open spaces fosters community and connection throughout the site.
