Vision


This mixed-use project, located at the prominent intersection of NW Market St, 24th Ave NW, and NW 56th St in Downtown Ballard, is designed to respectfully integrate into the neighborhood’s historic and urban fabric. Positioned at a designated Major Gateway, the development emphasizes a strong pedestrian experience, contextual massing, and material sensitivity.

The base of the building features active commercial frontages and transitions to residential uses along NW 56th St, where stoops and landscaping create a more private, residential character. Massing is broken into smaller volumes, consistent with Ballard’s city block pattern, and two public-facing plazas enhance street-level interaction and access to light and views.

Above the third level, the building adopts a contemporary expression with neutral tones, stepped volumes, and articulated façades that contrast and complement the traditional brick base. At the gateway corner, ground-level retail, overhead canopies, and an amenity deck crown the structure, creating a strong architectural identity and anchoring the corner with purpose and presence.

The design aims to balance historic reference and modern urban living, contributing to the ongoing evolution of the Ballard neighborhood.
